1. Can I pay my monthly amortizations through the bank?
   
   

   Payment through the bank is possible only if notification to do so is received from the company. All payments in arrears, despite assignment to the bank, must be paid to the Customer Service Department.
   

2. What are the steps needed to obtain my title?
   
   
   Buyers who have fully settled their accounts are expected to pay their Transfer Cost Fee to transfer the title to their names. Our Collections Management Department will automatically include the Transfer Cost billing three months prior to full settlement of the buyer’s account. On the other hand, if the buyer decides to fully settle prior to maturity date, the Transfer Cost billing may be requested from Customer Service Department. After settling the Transfer Cost Fee, buyers can expect to receive their titles within 60 to 90 working days. Buyers are also given the option to process the transfer of their title. As soon as a formal request is made, the Customer Assistance Department will provide the buyer with all documents required for them to be able to process their title transfer. 3. What is a "Transfer Cost"?
   
   

   Transfer Cost is the payment made by the buyer upon full settlement of his account to cover costs of transferring the title to the buyer’s name. This consists of BIR fees (Documentary Stamps, Transfer Tax, Issuance Fee, Certification Fee, Entry Fee), Registration Fee and Service Fee. Customer Service Department may provide you a computation and assist you in making payments and updating information.

4. How are my payments applied?
   
   

   Payments are applied as follows:
   a.) to the VAT for:
        · lot only products and;
        · house and lot products worth P1M and up
   b.) to the surcharge and/or other penalties due and outstanding
   c.) to the interest due and outstanding
   d.) to taxes, fees and other assessments on the property
   e.) to the outstanding balance payment

6. What are the requirements for transfer of rights?
   
   

   Transfer of Rights is subject to prior written approval by the company under the following conditions:
   
   a.) submission of written request from the buyer
   b.) settlement of all payments in arrears before transfer is effected
   c.) submission of the following requirements: (click here to download)
   

   • Letter of intent duly signed by the current buyer
   • Photocopy of ID of transferor
   • Photocopy of ID of transferor’s spouse
   • Photocopy of ID of transferee
   • Photocopy of ID of transferee’s spouse
   • Photocopy of Community Tax Certificate of transferor for the current year
   • Photocopy of Community Tax Certificate of transferor’s spouse for the current year

7. When and where do I get the Official Receipt for my bank payments?
   
   

   Batch printing of official receipts is done a month after due date by the COLLECTIONS MANAGEMENT DEPARTMENT. These shall be sent through courier within two weeks after said printing together with your next billing statement. For follow-up on your copies of Official Receipts (ORs), simply click on the Customer Profile/Account Update form or send us a letter to the address stated above. 8. When do I assume payment of the Real Property Tax?
   
   

   The buyer is responsible for the Real Property Tax payment of the following full year from the time they have received their Transfer Certificate of Title from the company. (e.g. If Transfer Certificate of Title was received on February 2000, the buyer is responsible for the Real Property Tax payment for January to December of 2001). 9. Where do I pay my Real Property Tax?
   
   

   Payment for the Real Property Tax can be made to the local government unit where your property is located or the Provincial Office of General Trias. 15. If I want to visit any property or house under construction, could I go to the site directly?
    
    

    For safety concerns, areas under land development (e.g.,Jubilation and Villaggio) are put under restricted areas. If you wish to visit any property that you have purchased, you may do so with prior clearance from any of the Earth+Style companies. You should be accompanied by a duly authorized employee when you visit the site.

16. If I want to view Earth+Style?s model homes, could I go to the site directly?
    
    

    Customers are welcome to view our model homes only if accompanied by their broker or agent. If the broker or agent is unavailable on the day of the viewing, customers may proceed to the temporary sales offices located by the gate of the village and request for an in-house broker or agent to accompany them.
    
    At any time of the day, you can view the model houses for:

17. Is Tax Identification Number (TIN) required for all new sales?
    
    

    As per Bureau of Internal Revenue (BIR) Regulation No. 11-99, Section 7, all new sales should be accompanied by details of the buyer’s TIN supported by documents validating actual details such as copy of TIN card, Income Tax Return (ITR), company ID, Community Tax Certificate (CTC), etc. Buyers who have no documents to present as of property purchase should present his or her application for TIN, duly stamped by the BIR (Form 1901, 1902, 1903, and 1904).
     

18. What are the requirements and procedures for the turnover of my lot when I am ready to construct my house?
    
    

    Lot turnovers are allowed after the payment of at least 50% of the principal purchase price . 19. What documents do I have to submit prior to the turnover of my newly constructed home?
    
    

    In anticipation of the turnover of your unit, may we remind our house and lot buyers to prepare the following once you receive a notice for inspection:
    
    a.) Valid ID should be presented (if through representative, valid ID of buyer and representative should be presented.)
    b.) Duly notarized Special Power of Attorney (SPA) should be brought by representative if you require a representative to be at the site during inspection and turnover.
    c.) Proof of Payment (Receipt) for Property Insurance. Please ensure that payment in the amount of be paid at our head office PRIOR to house inspection. Failure to present insurance receipt on date of inspection shall defer issuance of keys for turnover and interest shall be levied for every month payment is delayed.
    d.) Proof of Payment (Receipt) for Real Property Tax – Please ensure that payment for Real Property Tax be paid at our Head Office. Non payment shall cause deferment of issuance of keys for turnover
    e.) Payment of Fire Insurance
     

20. What are the procedures pertaining to utilities prior to moving in?
    
    

    Whether you’re a house and lot or lot owner, your utilities are already set when you move in.
    

    • For power: Primary and secondary lines are provided. The direct source of electricity that goes into a house unit is the *secondary line* that contains the 240-volt requirement of most electrical appliances that we use. The power flowing within the secondary line is sourced from the primary line (electrical lines placed higher than the secondary) that contains 36,000 volts and converted to 240 volts using a transformer (where the secondary line is connected).
    • Meralco does not act on an application for permanent energization unless there are substantial (solely determined by Meralco) number of units in one area. What we do right now is we (Earth + Style Corporation) provide temporary electrical facilities (TEF) while waiting for Meralco to act on our application. This TEF will also be able to deliver 240-volts of electricity to a house unit and is also sourced from an existing secondary line of Meralco but located at a distance from a unit. So, the provision for a permanent power line is not automatic in most cases (unless there is an existing one located in-front of the unit).
      
      Go to the nearest Cavite branch of Meralco to apply for your own meter for proper billing and monitoring of electricity usage
    • For telephone service: At the moment, only Parkplace Village has available lines through Digitel. Contact Maricor at (046) 875-9852. The other villages will soon have provisions for telephone service.
    • For water utility and facility: This is already provided by Earth+Style. House and lot owners need not get their own meter, as it is already included in the package. However, lot owners need to purchase their own meter when they build their homes.
       
      
      
21. What form is required for buyers to who want to make a reservation, with the intention to purchase a product(s) from Earth+Style Corporation?
    
    

    Buyers interested in making a reservation with the intention to purchase will be advised by their agent/seller to fill out a Customer Information Sheet/Reservation Agreement (CISRA) Form.  Simply download and print the ISRA form by clicking here .  This form must be completely filled up and signed by the interested individual and his/her spouse, if applicable. By signing the CISRA, the interested individual and spouse hereby understand and agree to all the terms and conditions stipulated (e.g. for non-completion of official sales requirements within the reservation period, seller has the right to forfeit all payments made).
    
    After completely filling out the CISRA form, please coordinate with your agent/seller for the completion of your documents in order to proceed with the Official Sales processing of your purchase of a property with Earth+Style Corporation. 22. What form is required for buyers who are currently employed abroad or are Overseas Filipino Workers (OFWs) in order to authorize their Attorney-In-Fact to facilitate the processing of their intent to purchase a property with Earth+Style Corporation?
    
    

    Earth+Style Corporation requires a Special Power of Attorney (SPA) form (one or two depending on whether the buyer is married). Click here to download and print the Buyer’s SPA form and here for the SPA with Spouse’s Marital Consent (this form is required if the buyer’s spouse lives in the Philippines). If buyers are married and are both out of the country, husband and wife must sign the SPA.
     
    Please note that Earth+Style requires six (6) copies of each SPA, all of them duly notarized. SPA documents signed in the Philippines should be notarized in the Philippines. On the other hand, if SPA documents are signed abroad, buyer must have it notarized by the consul general at the Philippine embassy of their country of residence.
      
    After completely filling out the SPA form(s), please coordinate with your agent/seller for the completion of your documents in order to proceed with the Official Sales processing of your purchase of a property with Earth+Style Corporation. 23. What are the additional documentary for buyers who are based abroad or are Overseas Filipino Workers (OFWs)?
